CM&B Completes Boston’s First Maple & Ash in the Seaport District

CM&B recently completed construction of Maple & Ash, the acclaimed steakhouse’s first Boston location, at 131 Seaport Boulevard. The 10,000-square-foot restaurant brings the brand’s signature dining experience to the city’s waterfront, blending bold design, elevated finishes, and the infrastructure required to support a high-volume hospitality operation.

Working alongside Maple Hospitality Group, architect Cass Calder Smith, interior designer Studio K, owner’s project manager Iron Bridge Consulting, and longtime partner WS Development, CM&B transformed the space into a restaurant that balances striking aesthetics with the demands of daily service. Custom millwork, natural wood finishes, bespoke bar installations, and carefully crafted architectural details come together to create a space that is as functional behind the scenes as it is welcoming to guests.

Opening the restaurant within an active mixed-use building required thoughtful planning and close coordination. Construction was carefully phased around occupied residential spaces, with major building systems installed during off-hours to minimize disruption. Limited site access meant large mechanical equipment—including kitchen hoods and make-up air units—had to be brought into the building through a newly constructed elevator shaft, while additional structural steel was installed beneath an active residential pool to support overhead systems. Throughout the project, the team coordinated complex MEP infrastructure, advanced exhaust systems, and extensive control wiring while maintaining strict safety and logistical controls.

“Opening our first Boston location was an important milestone for Maple Hospitality Group, and CM&B was a steady and reliable partner throughout the process,” said Jim Lasky, Managing Partner of Maple Hospitality Group. “Their understanding of the local market, commitment to collaboration, and attention to execution allowed us to deliver a complex project while remaining aligned with the Maple & Ash brand.”

"Hospitality projects are all about the guest experience, but delivering that experience starts long before the doors open," said Jeremy Pollender, Executive Vice President at CM&B. "This project required close coordination among the owner, design team, trade partners, and building management from day one. We're proud of what the team accomplished together and excited to see Maple & Ash become part of Boston's dining scene."

Projects like Maple & Ash reflect CM&B’s longstanding experience delivering complex hospitality environments where design, operations, and construction must work together seamlessly. From restaurants and food halls to hospitality destinations of every scale, CM&B partners with owners and design teams to create spaces that are built to perform and built to last.
